If you receive an offer for accommodation with our University-approved partner providers, the contract will be with the private provider and not the University of Liverpool.
Partner Provider Contracts
The offer received will only be a recommendation and you are not obliged to book accommodation with Kaplan Living, Unite Students, Student Roost, True Student or Gather Student.
By booking with any of these providers, you will be doing so at your own risk and agreeing to the terms and conditions of the tenancy agreement/license that you sign into. Please read the content of the offer email which will detail the accommodation, provider and further information on this.
You will not be able to join the room move waiting list to move into University of Liverpool accommodation if you book a room and will need to discuss your requirements with the partner provider.
Students who receive an offer direct from the University of Liverpool accommodation office will be able to receive an exclusive 39 week contract.
You may be required to pay an advanced fee of up to £250 when signing your agreement and this forms part of the overall rent balance.
Students are able to pay their balance in full or four instalments throughout the tenancy. Further information will be provided within the offer.
Some providers require a UK based guarantor. The guarantor must be over the age of 18 and provide Photo ID and proof of address dated within the last three months.

If you are currently living in University owned halls
If you are living in a hall that is owned and managed by your university then you will have signed a Licence Agreement to rent your room. This is a different type of letting agreement, that is not affected by the changes on 1 May. If you intend to stay on in university halls next year, these changes won’t apply to you.
However, if you choose to rent a private house, flat or room in a private hall in the future, it’s good to be familiar with the changes taking place.

Whether you’re renting a student house or private halls, the Renters’ Rights Act comes into force in May 2026 and could impact your living and your financial situation. It’s important you understand these changes so you’re ready to act this May if you need to.

What will change from 1 May?
- The type of tenancy agreement your accommodation provider or landlord must give you is changing.
- If you have a fixed term tenancy, this will change to a rolling tenancy, known as an Assured Periodic Tenancy.
- This means that to end your new rolling periodic tenancy and move out, you must give two full months’ notice in writing to the accommodation provider. Your old fixed-term contract won’t end automatically anymore.
There are also changes to rules about landlords requesting advance rent payments from you and to rent increases, protecting you better from these.
